Rent with option to buy

Due to the economical situation in Spain at the moment various constructors and home owners are willing to offer different ways to buy the property.

One of the new options is the rent to buy option. The buyer rents the property for example for 2 years and has after each year the option to buy. The good thing about this arrangement is that a percentage of the paid rental or in some cases even the whole amount will be deducted from the purchase price of the property.

The advantage of this system is that the buyer has the time to make arrangements for the mortgage and in the mean time to see if this is the house that they want to buy.

Rent to buy option Balcones del Mar

Balcones del Mar in Gran Alacant on the Costa Blanca starts with the rent to buy option.

The conditions are the following:

  • Contract for rental till 3 years with option to buy, after that only rental without option to buy for 2 more years.
  • Deposit of 2 months rental
  • Bank warranty or prepayment for 6 months rental
  • The water, electricity, community cost etc. will be for the cost of the tennant/aspirant buyer
  • All payments done for the rental (for the first 3 years) will be discounted on the sales price

The rental prices are the following:

  • Type A, ground floor apartment:  700,-€ + 16% IVA per month
  • Type C, first floor apartment: 650,-€ + 16% IVA per month
  • Type E, penthouse apartment: 750,-€ + 16% IVA per month

When you choose the rent to buy option and you buy the property after the first year you will receive a discount of 10% on the net sales and the 12 months of rental payment will also be discounted from the net sales price.

After 2 years of rental the discount on the net sales price will be 5% and of course the 24 months of rental paid will also be discounted.

When the 3 years of rental have you have the option to buy the property and the 36 months of paid rental will be discounted from the net sales price. After this you can still rent the property for another 2 years but there won´t be a discount when you deside to buy the property.

In the case that you wish to buy an apartment  of Balcones del Mar but you don´t wnat to use the rent to buy option we can offer you a discount 15% on the net sales price.
